The building is connected by sky bridge to Fulbright Tower, giving direct access to Houston Center’s amenities, including the retail shops, restaurants and food court at The Park Shops, the Four Seasons Hotel, the Houston Center Club, Houston's underground tunnel system and more. Owned and managed by Wells Real Estate Funds since 2005, the property is one of eight multitenant towers built in the Houston central business district since 2000. The 27 story, approximately 580,875 rentable square foot office tower has a typical tower footprint of 29,352 rentable square feet per floor.
Features and Amenities
The Building is served by six high-rise and six low-rise passenger elevators. The service elevator is adjacent to the street level service dock and also serves all office levels. The Building contains a transfer floor on level 18.
The typical tower finished ceiling height is 9 feet. The exterior skin is a 1 inch insulated low-E glass and aluminum curtain wall system with precast architectural details. The Building structure is cast-in-place pan joist framing with a full mat foundation. The mechanical system is a chilled water system serving an air handler unit on each floor and multiple zone VAV (variable air volume) units on each floor. An energy management system and DDC controls control the VAV units.
